The project at the plot RT2-C15a on Al Reem Island, Abu Dhabi is aiming to reflect high quality residential apartments. High quality shall mean not only the materials, systems and hardware applied, but efficient spatial layouts, allowing high level of functionality and extended comfort for tenants and public.
BEAD Architects & Engineers understand the importance of the project`s prime position in Al Reem Islands with view to important landmarks such as The Galleria Mall and also easy accessibility to the pedestrian water canal that connects most of Reem Island . This future project will also showcase the presence in quality and lifestyle of Al Reem Island
We studied the site from different perspectives (architectural, technical, perceptual, etc.) and solution with the richest possible outcome for the building was adopted. We believe that the success of a residential building`s emergence, functionality and marketing value is based in general on the right design concept, producing:
» Significant and memorable appearance by delicate and moderate means,
» Clear identity of it`s use,
» Highest sensitivity to neighbouring urban context,
» Fully comfortable, efficient internal circulation strategy, while satisfying regulations,
» Smart apartment layouts with special attributes,
» Providing value for money and fast return on investment,
» Fine and durable materials,
» Reasonable scale of maintenance.
» Faster construction
The different parts of the building turn to make maximum use of the views. The major emphasis is put on building aesthetics and harmony, serving not only the appearance and satisfying different regulation, but the comfort of its future inhabitants.
The internal qualities are reflected on the exterior and provide attractive residential environment without visual disturbance to its surroundings. The limitations in site inspired us to adopt an inside-out concept for the tower in which balconies seamlessly blending with interior space and act as an extension of those areas.

The Client’s vision is to realize a simple, attractive, elegant residential building, not necessarily iconic, but still distinguished in its cutting edge design approach through efficient space planning, smart selection of materials and systems, and fine craftsmanship, including sufficient parking, amenities and facilities, which will position it a class above the neighboring developments, within the popular business district of Abu Dhabi National Exhibition Center (ADNEC).
Not only must it be functionally well-designed and in line with Master Developer`s vision, but it must reflect the spirit of the Client’s vision and targets as well.
Our approach was to exceed the Client’s target and, through progressive evolution of two towers which engulf each other in a delusional twist, create a land mark in the ADNEC district.
The apartment`s spacious and practical qualities will drive people and families to live and spend their time in a pleasant environment, meeting the needs of 21st century lifestyle. Final design is a building which will create tailor made high-end living space offering a range of different apartment layouts, which will market itself, but still provide the Client with commercial viability.

We implemented simple yet elegant contemporary approach to create identity in the design of both towers, inspired by the elegant bending lines of the boat shapes berthed in the Reem Marina. The shape and position of the buildings respond to the different requirements on each side of the two plots. The orientation and setting of the two towers over the three-level shared podium maximizes daylight and reduces direct views into neighboring / opposite apartments while enjoying views over the Marina and Urban Art Trail.
Both buildings are “sliced vertically” into two “smaller” volumes, creating naturally lit inner hallways. This creates exciting sensation to the users and helps with better circulation inside of the building. The major emphasis is put into realizing functional aesthetics of harmony to achieve, not only pleasant appearance, but ensures the comfort of its inhabitants. The internal qualities of the apartments are reflected on the exterior and provide attractive residential environment.
In the residential building the apartments are placed on both sides of the hallway. More than half of the apartments enjoy the Marina views, while the smaller number of these are provided with panoramic cityscape views of Reem Island above the low-rise parking building located on the North side of the plot.
All apartments in the serviced apartment building enjoy Marina views and are served by the building main circulation / service core which is located to the back in the area surrounded by other towers. Provided is a horizontal cut of 2 levels on 10th & 11th floors, where F&B outlet will be placed with extended terraces of exciting marina views that offer relaxing environment, and enhanced commercial benefits.
Landscape concept on the top of the podium is integrated into the design by means of three large details: the articulation of the facade, which through its detailing creates various organic textures and patterns; expansive views over the Marina; and the flexibility to easily split the two plots into two separate configurations or combine the podium roof into one layout.
All required BOH spaces are provided within the podium lower levels, as well as adequate car parking provisions, plant rooms, loading/unloading areas, and other services. The podium prime areas accommodate the offices, retail and F&B outlets overviewing the lively promenade.
The facade of the towers is derived from micro-design features which interweave elements, such as bay windows and balconies into one continuous line. Intertwining lines and surfaces wrap the apartments, seamlessly incorporating sun screening where needed, whilst also ensure that the inner qualities of the apartments and the outer appearance of the building together form a unified whole. The buildings are similar in design, but each distinctive in itself, complementing each other to create a well-integrated development.
Tower will rise to a height of 75 metres. The four rectangular shapes of the building will gradually twist from its central axis as they rises. The exterior attracts special attention and creates a sculptural presence in the area complementing iconic circular Aldar`s Headquarter building.

The Management Office of HH Employer asked for the development of a residential tower on two combined plots within the city center of Abu Dhabi. The tower is to resemble two volumes ideally, being owned by two brothers.
BEAD designers wanted to create a smoothly rising mass to stand out among all rigid cubic/rectangular buildings in the area. Being on a corner plot of a major intersection, the building is to be configured in a way to respond and accentuate its prime location at the corner position within the site context.
The presented design represented two oval masses merge along two main axis, with different height and texture. The result is a unique architecture of modern appeal, and contemplating the desired character, with functionally planned components of one and two bedrooms apartments and a health club and roof deck swimming pool.
BEAD’s vision for Al Bateen Community Market is to establish an architectural landmark that serves as a commercial and retail hub while embodying a sustainable and community-oriented ethos. The market will be an iconic destination that fosters healthy living and strengthens community engagement and well-being.
Our architectural design proposal for Al Bateen Community Market is a comprehensive and immersive concept that seamlessly blends the functions of retail, community facilities, and sports facilities with ample green spaces. The majority of the existing building has been maintained but with the application of a new skin, in order to build a visual connection with the new design.
The new building has been thought to include a large atrium covered by an iconic roof and connects the different volumes visually.
Large skylights are placed on the roof in order to increase the amount of natural light in the atrium and in the working spaces.
The façade is fully built of glass, creating a strong link with the landscape, contributing to a healthy and inspiring workspace.
Open spaces, common areas, green courtyard, and offices are all connected.
The Integrated Car Parking Residence is a place for Living / Shopping / Parking. After analyzing the site and its surroundings, the main strategy was identified. In this part of the city, there is unsatisfied demand for parking facilities. By giving an easy access to the site from the main road, a ‘core’ role to the parking, where “living” realm grows around the ‘core’, this building satisfies its own requirements and in addition helps the city with the parking problem in this area. The retail activity is open to the public, exposed to the street and focused on the ground floor giving the “welcome” feel. The living consists of studio / 1 / 2 / 3 bedroom apartments with balconies and private gardens. The Roof Green completes the puzzle with water features and landscape.

The design provides an environment of discovery, where the goods on display will be the main visual interest, and presents an attractive and inviting appearance along all of its edges.
The blind and blank sides so often found in modern shopping malls are avoided, this means at whatever edge, for example along the busy Alahmed Street along the northern side, or along Ali Bin Abdullah Street along the southern side, there are regular views into the development as well as of course opportunities to walk into it. A main benefit of this is advertising – people passing by will be aware of the contents of the development. Another benefit is that future developments may link into the site by providing pedestrian crossings.
