The site has unobstructed view of the Tigris. The river side of the plot represents the front of this development. The existing road on this side will be used as a boulevard for light traffic and recreational users. Near the University the road will be used as service road, but it also acts as the main access to the facilities. Preferably, a second access to the plot is needed for support and emergency entry. To provide the second access we will need to link the surrounding road network of the University with the ring road of the plot.
The lake will be respected and retained and the existing ringroad will have 3 main links crossing the lake. In this way the plot is divided into 4 zones of almost equal sizes.
As there is only one main access point to the plot, the private character will be more present while you move further away from its access point. This creates zones, which gradually changes from a public oriented area to a more private oriented one. The different facilities and programs are arranged and positioned according to this principle.

Tyre Prints in the Sand
The main drive for the master plan was inspired by tyre prints in the golden sands of Arabia. These wheel tracks not only constitute the setting-out axis, but in finer detail also form the massing of the different blocks and external spaces. The project is to contain commercial, retail, entertainment and hospitality components as well as of course racing sports facilities. This ambitious project aims to become a major destination for residents and visitors to the UAE.
